Official Portal

STAR 3.0 Updated for the new TNREGINET portal

TNREGINET & e-Services: EC View, Patta Chitta, FMB and Login

TNREGINET (tnreginet.gov.in) is the official online portal of the Tamil Nadu Registration Department, run under the Inspector General of Registration (IGR). On the TNREGINET portal you can view EC online, check guideline value, create and register property documents, register marriages and societies, and get certified copies of registered documents.

What Is TNREGINET?

TNREGINET is the official website of the Tamil Nadu Registration Department, the government office that registers property documents under the Registration Act 1908, along with marriages, societies, firms and chit funds under their own laws. It also issues the Encumbrance Certificate (EC) and publishes the guideline value of land. Registration itself happens at Sub-Registrar Offices (SROs) across the state, and the portal handles the online part.

The TNREGINET official website and portal is tnreginet.gov.in. Sites with similar names, including this one, are private guides and cannot register documents or issue certificates.

TNREGINET Services List

TNREGINET services fall into three groups: searches anyone can do without login, applications that need a login, and registrations that end at the Sub-Registrar Office. This table lists each service and where our detailed guide sits.

TNREGINET EC View Online

The TNREGINET EC view, often searched as EC TNREGINET, lets you see every registered sale, mortgage and release on a property for the period you choose. Viewing TNREGINET EC online is free; you pay only when you apply for a digitally signed EC for a bank or court. You can search by survey number or by document number.

TNREGINET EC View Steps

  1. Open tnreginet.gov.in and choose the free EC search service.
  2. Open Encumbrance Certificate and click Search / View EC.
  3. Choose EC search by survey number, or Document-wise search by document number and year.
  4. Select the zone, district, Sub-Registrar Office, village, and EC start and end dates.
  5. Enter the survey and subdivision number, type the captcha and click Search.
  6. The EC opens on screen, and you can save the view as a PDF.

Digitally Signed EC: Apply and Download

For loans, registration or court use, you need a digitally signed TNREGINET online EC. Apply under Create Application, then Encumbrance Certificate, pay the fee online and track the request under Know Your Application Status. Once the SRO signs it, the EC document download appears in your account.

The TNREGINET app also offers EC search, so EC view online on the Tamil Nadu app works on a phone. Our EC guide covers fees, EC before 1975, the Tamil villangam certificate and how to read every column. Read the complete EC View Online guide →

Patta Chitta: TNREGINET vs TN eServices

TNREGINET does not issue patta. Many people search for TNREGINET patta or TNREGINET patta chitta online, but patta, chitta, A-Register and FMB come from the Revenue Department on TN eServices (eservices.tn.gov.in). TNREGINET only shows registered documents, EC and guideline value for the same land.

There is no TNREGINET online patta service. To view patta online, open TN eServices, click View Patta & FMB / Chitta / TSLR Extract, select district, taluk and village, and enter the patta or survey number. Our Patta Chitta guide covers rural and urban (TSLR) land, verification and old owner records.

The A-Register is the village land register showing the survey number, land classification, extent and recorded holder. Searches for TNREGINET A-Register lead to the same place: View A-Register Extract on TN eServices, free and without login.

Find Land Details Using Survey Number

The survey number is the key for every land record in Tamil Nadu. With the district, taluk, village and survey number, you can pull these records online:

If you do not know the survey number, check the sale deed, an old patta or the property tax receipt, or ask the Village Administrative Officer (VAO).

TNREGINET Guideline Value

Guideline value is the minimum value the government fixes for land in each street or survey number. Stamp duty and registration fee are charged on the guideline value or the sale price, whichever is higher. You can check it on TNREGINET without login.

  1. Open tnreginet.gov.in and click Guideline Value.
  2. Select the zone, district, Sub-Registrar Office and village.
  3. Search by street name or by survey number.
  4. Read the value per square foot (streets) or per hectare (survey land).

Property Registration on TNREGINET

TNREGINET online registration covers the paperwork of a sale deed, gift, settlement or mortgage: you draft the document, pay stamp duty and book a token online, then finish at the Sub-Registrar Office. For new flats and plots, STAR 3.0 now allows registration without visiting the SRO (see the next section).

Steps for Tamil Nadu Land Registration Online

  1. Log in and open Create Application, then Create Document.
  2. Choose the document type, such as sale deed, gift, settlement or mortgage.
  3. Enter the property details, including survey number, extent and boundaries.
  4. Add the parties and two witnesses, then check the draft document summary.
  5. Pay stamp duty and registration fee online.
  6. Book a token for your SRO.
  7. Visit the SRO on the token date with the parties, witnesses and original documents. Aadhaar authentication, biometric fingerprints and photographs are taken there.
  8. After registration, download the registered document from your account.

The draft takes four parts: buyer and seller, property, deed drafting, then pay and book the appointment.

TNREGINET Token Booking and Token Availability

A TNREGINET appointment, called a token, is your time slot at the Sub-Registrar Office. You book it online after the draft is ready. A single SRO issues about 100 online tokens a day, two-SRO offices about 200, and busy offices also have a small tatkal quota.

On auspicious days the department adds extra tokens; for Avani Avittam on 27 August 2026, single SROs went up to 150. Check TNREGINET token availability in the app before you book.

TNREGINET Online Payment

Stamp duty and registration fee can be paid online on the portal through net banking, UPI, debit or credit cards, with no upper limit. At the SRO, demand drafts are accepted only up to ₹5,000 and card payments on the PoS machine only up to ₹1,000, so pay large amounts online. Under STAR 3.0, SROs also accept QR code payments instead of cash.

TNREGINET Working Days

Sub-Registrar Offices work on government working days, with extra tokens on popular registration days. Online applications under STAR 3.0 can be submitted any day, including weekends.

STAR 3.0: New TNREGINET Portal and Presenceless Registration

STAR 3.0 is the new version of the Registration Department's software, rolled out in January 2026. STAR stands for Simplified and Transparent Administration of Registration, a system that began in 2000 as a pilot in 16 SROs. The TNREGINET new portal under STAR 3.0 adds presenceless and paperless registration, faster certified copies and WhatsApp updates.

What Changed with STAR 3.0

FeatureWhat it means for you
Presenceless (presence-less) registration10 deed types, including sale deeds of new flats and plots, can be registered without visiting the SRO
Paperless registrationAll 30 deed types can be filed without carrying physical papers

Online Property Registration Under STAR 3.0: Five Steps

In August 2026, the department opened a five-step online registration for new homes, plots, home loan deposit of title deeds, mortgages and loan closure receipts:

  1. Create an account, draft the deed and choose a registration point with fingerprint, iris and webcam facilities, such as a builder's office.
  2. Submit the draft from My Documents, complete Aadhaar authentication and give fingerprints, photograph and iris scan.
  3. Pay stamp duty and registration fee online.
  4. Give online consent to submit the document.
  5. The Sub-Registrar checks it within 24 hours, signs it digitally, and you download the registered deed.

No token or queue is needed for this route.

TNREGINET New Portal 3.0 Login

There is no separate TNREGINET new website for STAR 3.0. The TNREGINET new portal 3.0 login uses the same tnreginet.gov.in address and your existing username and password.

Certified Copy, Sale Deed Download and Document Search

A certified copy is an official copy of a registered document, such as a sale deed, issued by the SRO where it was registered. On TNREGINET you apply online and download a digitally signed copy, which banks and courts accept. Since STAR 3.0, most certified copies are issued within minutes.

How to Get a TNREGINET Certified Copy Online

  1. Log in and open Create Application, then Certified Copy.
  2. Select the Sub-Registrar Office and enter the document number and year.
  3. Pay the fee online and submit.
  4. Open Know Your Application Status, then Certified Copy.
  5. Click Download to finish the TNREGINET document copy download as a PDF.

The TNREGINET copy of document online service is the only official route; a scanned copy from an agent has no legal value. A TNREGINET sale deed download from My Documents works only for deeds you registered through your own account, so for older deeds apply for a certified copy.

The document search on TNREGINET and in the app finds registered marriages, societies, partnership firms, chit funds, document writers and stamp vendors. A full sale deed is not shown in a free search; you need a certified copy for that.

TNREGINET Quick Search list and how-to videos panel highlighted
Quick Search on the home page covers document status, society, chit fund, marriage and firm records.

TNREGINET Application Status and Document Status

To check TNREGINET application status online, log in and open Know Your Application Status. Choose My Documents for registration, Encumbrance Certificate for EC requests or Certified Copy for copy requests. The TNREGINET document status tool in the app also tracks a document by temporary ID, document number or pending number.

The status tells you whether the request is still pending with the SRO, returned for a correction, or complete and ready to download. Under STAR 3.0, the same registration status updates also arrive on WhatsApp.

TNREGINET Marriage Registration and Marriage Certificate

Marriage registration in Tamil Nadu is compulsory under the Tamil Nadu Registration of Marriages Act 2009. You start the application on TNREGINET, then both spouses and witnesses visit the Sub-Registrar Office once for verification, after which the marriage certificate is issued.

Know Your Jurisdiction: Find Your Sub-Registrar Office

Every property must be registered and every EC searched at the SRO that covers its village or street. Use "Know Your Jurisdiction" on TNREGINET to find it without login.
